This three bedroom, two bath house is located near the new Sofi Stadium and was purchased just as construction of the stadium commenced. This value-add opportunity had various components that highlight TSG’s strategies towards real estate investing:

  • Single Family Home renovation - full remodel of the property

  • Accessory Dwelling Unit plans - property was sold with fully approved plans for an additional unit on the property, yielding a premium on the sale

  • Short term rental - rents at over asking market rent prior to sale

  • Up-and-coming market - this area would benefit with significant appreciation from the new Sofi Stadium development

When the property was sold one year after purchase, TSG had optimized its investment in four viable ways and sold the property at top dollar for the neighborhood.
